Renovating a 1920s Auckland villa
The most renovated house type in Auckland, and the one where the difference between a good quote and a bad one is largest. A villa’s cladding is on your side. Almost nothing else about it is.

What you are actually buying into
The villa list, in the order it costs money
A 1920s Auckland villa is a timber-framed, weatherboard-clad house on piles, with a corrugated or tiled roof, sarked ceilings, no insulation as built, and joinery that has been painted twenty times. What follows is what a competent quote will have looked at, roughly in descending order of how much it moves the number.
- Piles and subfloor. Original piles are often timber, often short of modern bracing requirements, and sometimes no longer carrying what they were meant to. Re-piling and adding bracing is structural work, and it decides whether the floor you level stays level.
- Load paths, if you are opening up. Villa internal walls commonly carry roof load. A new opening means a beam, and a beam means getting its load down to something that can take it. This is engineered, consented, restricted building work.
- Framing and borer at the base of walls and around wet areas. Localised, repairable, and impossible to price accurately until the linings are off. This is the classic allowance line.
- Wiring and switchboard. Anything of that era has been added to repeatedly. A partial rewire that meets current requirements is often more disruptive than a full one.
- Plumbing and drainage. Galvanised supply and earthenware drainage both have a service life, and both are behind or under something.
- Insulation, glazing and the comfort question. Insulating a villa is retrofitted into walls that were built to breathe. Done badly it traps moisture; done well it changes how the house lives. This is a design decision, not a product decision.
- Lead paint. Pre-1980 paintwork should be assumed to contain lead until tested, which changes how preparation is done and disposed of, inside and out.
- Joinery and finishes. The part everyone budgets for, and the part that matters least to whether the house works.
The pattern: on a villa, the expensive items are the ones you cannot see and the visible ones are comparatively cheap. On a 1998 plaster-clad townhouse the pattern is closer to the reverse and the downside is far worse. What a reclad involves.

The overlay question
Villas and special character areas
53 of Auckland’s 246 suburbs have at least one Special Character Area overlay reaching into them, and 45 contain scheduled historic heritage places. The villa suburbs are heavily represented, which is not a coincidence — the overlays exist because of them.
A Special Character Area overlay generally concerns itself with two things: demolition, and changes to the external appearance of a building as seen from the street. That is why the standard Auckland villa strategy is to leave the front two rooms and the street elevation broadly alone and do the work at the back — it is not aesthetic conservatism, it is the path of least consenting resistance.
An overlay does not stop you renovating. It adds a resource consent question on top of your building consent question, with its own assessment and its own timeline, and it makes what you propose to the street a design matter rather than a free choice.

What the market says about villa-scale alterations
There is no villa cost dataset. What exists is the declared value of alteration consents by local board, and the villa suburbs sit at the top of it — which tells you about the scale of work being consented there, not about your job.

Declared value is the applicant’s own estimate of build cost at consent time. It excludes land and is inconsistent in GST treatment between applicants. A high average reflects the kind of work being consented — whole-house reconfiguration rather than a single addition — not better builders.

Against an Auckland average of $163,752, those boards are where whole-villa projects are consented. If you are pricing a villa reconfiguration and your budget is near the Auckland average, the consent data is quietly telling you something.
Questions people actually ask
Can I take out the wall between the front rooms of a villa?
Often yes, and almost always as restricted building work. A villa’s internal walls frequently carry roof load through to piles that were never designed for a point load, so the work is a beam, a load path and new foundations under it — engineered, consented, and carried out or supervised by a Licensed Building Practitioner. The wall is the cheap part.
Does a special character overlay stop me extending at the back?
Usually not in the way people fear. Overlays are typically concerned with demolition and with the appearance of the building from the street, which is why rear and side additions are the common villa strategy. But "usually" is not an answer about your section — only Auckland Council can tell you what your property is subject to. Which suburbs have overlays.
Are villas cheaper to renovate than plaster townhouses?
Different risks rather than cheaper. Weatherboard had an estimated weathertightness failure rate of 2% against 95% for monolithic and stucco, which is a large advantage. Against that, a villa brings piles, borer, lead paint, knob-and-tube-era wiring, no insulation and a hundred years of undocumented modification. The surprises are more numerous and individually smaller.
How do I find out how old my house is and what it is clad in?
Not from the Census — it records neither dwelling age nor cladding material, which is why no per-suburb dataset of either exists in New Zealand. The property file held by Auckland Council is the practical answer, along with a builder or surveyor actually looking at the building.
